How much are the Body Corporate Fees and what do they include?
The Body Corporate fees range slightly across the apartments, with the average being $68 per week or $3536 per year. This includes the costs of maintaining the common areas (foyer, gym, spa pool, entry, lifts, carparks, rubbish rooms and much more) as well as the on-site manager and the sinking fund for future capital works.
Does the Body Corporate include Insurance?
The Body Corporate insures the entire property including for Public Liability, however in the first 12 months this has been levied separately (for administrative purposes). Insurance costs range from $342.24 to $576.34 per annum for each apartment. Each owner is responsible for insuring the internal contents of their individual apartments
Are there any other ongoing costs for owners?
Owners are responsible for their normal household costs such as Rates (approximately $1900 pa) and services such as Water and Electricity which are individually metred. The Project provides access to an embedded Electricity Plan with significant savings on electricity usage from Origin.
Is there NBN available in the apartments?
Each apartment has been provided with direct fibre access in the construction which gives high speed internet access every apartment. There are a number of packages available for owners on monthly subscription plans with an external provider (no contracts or lock-in periods). Each apartment comes with a wifi modem and pre-wiring for Television, Foxtel and home phone.
What should we know about the Developer of this project?
Central on Sutton has been developed by Barooga Projects – a local Developer with extensive development history in small to medium projects in the local and surrounding areas, having first developed properties on the Redcliffe Peninsular almost 40 years ago. Barooga Projects stands behind their product unlike other developers – they have even retained a number of the apartments for their own property portfolio. That means that Barooga Projects are in this project for the long haul, and therefore have had a vested interest from the beginning and have sought to achieve the highest standards throughout planning and construction.
Who built the project and how are purchasers protected against building defects?
The builders of this project were Cornerstone Building Developments (Qld) Pty Ltd. Every building in Qld is required to have builder's insurance through QBCC (Queensland Building Construction Commission) which provides insurance against structural defects for up to 6 years. In addition to this the developer has worked closely with an independent reviewer and the builders to ensure that all minor defects have and are being addressed following handover of the project. Should any minor defects not become apparent until after a purchaser moves in, the developer gives an undertaking that these will be addressed promptly.
What is the general size of the apartments?
Total Floor Areas for 2-bedroom apartments (excluding Car Parks) range from 101m2 to 134m2 and for 3 bedroom apartments from 119m2 to 173m2
What outdoor living spaces are available?
Each ground floor apartment has a generous courtyard – up to 43m2 in size. All other apartments have a private balcony space ranging from 12m2 to 68m2.
As an apartment owner what am I allowed to do in my apartment?
The internal space of your apartment is yours to modify, enhance, decorate and live in as you choose. The key exception to this is that there are no structural changes allowed which might impact on the integrity of the construction. Any changes or improvements considered for external spaces require the permission of the Body Corporate. Whilst we recognise the individuality of all our apartment owners, we ask that everyone appreciates the importance of maintaining a consistent and the high quality appeal of this building and its external façade.
Is there noise insulation between the apartments?
Considerable attention has been given to this in both the design, selection of materials and the construction to ensure the maximum noise insulation possible. Each front door is tightly sealed and the space between floors includes concrete slabs, air space and the high-grade flooring for noise absorption. We are proud of the outcome from these details, with current owners attesting to this effect.
Is there onsite parking?
Yes, there are two levels of basement car parking. Every 3 bedroom apartment has 2 car spaces, whilst the two bedrooms have either 1 or 2 car spaces.
Can I keep a pet onsite?
Yes, but The Body Corporate has strict rules in relation to having animals on site, animals up to 5Kg are allowed, but approval is required and in special cases larger animals will be considered by the Body Corporate.
What are the security arrangements?
Access to the building through both the front door and the carpark requires a security device. The general public can access the foyer only between the hours of 8am and 5 pm. No person can access your floor without the access device or you have given them permission to enter by using your video intercom system. Common areas are CCTV monitored.
How many Lifts are there in the building?
Careful consideration was given to this question and a decision was made to provide 3 lifts for the convenience of occupants
Are the prices negotiable?
The prices are fixed however, the developer offers generous incentives from time to time. These can mean savings of up to $10,000 depending on the incentive offered. All incentives are provided as a 'cash back' at settlement and are confirmed in writing and signed off at the time the contract is prepared. As these vary from time to time, it is best to speak to one of the on-site consultants to find out how you can benefit.
What do I need to do to secure an apartment?
As there are limited numbers of each design, we really encourage you to secure your selected apartment as quickly as possible, once you make a decision. Your on-site consultant will be able to guide you in this process, but it is as simple as notifying us to confirm. We will prepare the paperwork and will require an initial deposit. Settlement can be as quick as you would like or it can be subject to the sale of your own property. We allow up to 60 days for you to secure a sale on your own property and then settlement can coincide with that sale. Should you wish for your solicitor to peruse the Contract prior to signing, we are happy to provide them with all the details and documents.
